In a desirable, mature North Nanaimo neighbourhood, we came upon one of the last available land parcels — an incredible opportunity to introduce new market rental apartments to the community.

Developing an apartment building is a different process than condominiums — it’s formula-driven.

Balancing Form
with Economics

It was essential to achieve an efficient building design in order to manage cost and expectations, and to deliver a management-friendly building. This required innovative building design with cost-effective surface parking to ensure the economics were feasible.

Communication is Essential

Many planning departments evaluate residential proposals as if every application is a condo. Through meaningful conversations on how rental differs and by sharing our experience, the entitlement process advanced in a collaborative manner and was completed on schedule.

Eyes Trained Forward

Challenges don’t end with the release of permits. With COVID-19 supply chain uncertainty, Denciti selected a well-known local general contractor, IWCD, to help us proactively secure critical supplies in advance of anticipated price escalation.

These unforeseen and predicted challenges ultimately led to a better product, and Uplands Terrace was completed on budget and on schedule.
