Langley Township is an active area of development, with a strong focus on residential. We pondered: Why would one live in a community where there’s no place to work nearby? With the six-acre Langley Gateway site, we envisioned an opportunity to develop light industrial strata units for well-located employment space.

Don’t Knock Nature

In most circumstances, nature is the draw. In this case, the site’s extensive natural habitat presented formidable challenges. Creative solutions were required from the start — we factored greenway amenity fees into our acquisition, engaged in an intense analysis of the habitat setbacks, and found ways to work with the characteristics of the soil. We saw the opportunities behind the obstacles.

The Endurance to Flourish

The timing of the COVID-19 health crisis also proved challenging. Through collaborative discussions with the Township, the site planning and building design were advanced and entitlements were achieved during the pandemic. Along with the entitlement process and technical challenges, we directed a rigorous marketing campaign that achieved pre-sales of 100% prior to construction start.

With swaths of nature, Langley Gateway is an unexpected, yet welcome, interpretation of industrial for a growing residential community.
